JLL names Julia Georgules New England Research Director

BOSTON–  JLL announced that Senior Vice President Julia Georgules has been named the New England Research Director. Julia will direct the research program for the region, and strategically partner with the firm’s business lines and clients to track and analyze commercial real estate markets.

Julia joins New England Research after 10 years with JLL. Most recently she served as Director of U.S. Office Research. Previously she was Research Manager leading the Northern California Research team.

KS Partners Acquires Marlborough Technology Park for $46 Million

MARLBOROUGH, MA – KS Partners has acquired Marlborough Technology Park from Normandy Real Estate Partners for $46 million. Cushman & Wakefield negotiated the sale.

The 584,648-square-foot park consists of seven buildings on a 57-acre campus along Nickerson Road in Marlborough, Massachusetts. The previous owner completed a $9.8 million capital improvement campaign that modernized each of the building’s common areas, building systems, and amenities. WinnCompanies Completes Conversion of a 112-Year-Old Yarn Mill Into Housing

BOSTON– WinnCompanies announced the completion of $24.2 million in construction to transform a 112-year-old yarn mill in Fitchburg, MA, into 96 units of true mixed-income housing.

Massachusetts Lt. Gov. Karyn Polito, Secretary of Housing and Economic Development Jay Ash and Fitchburg Mayor Stephen L. DiNatale were among the dignitaries to attend the ribbon-cutting ceremony for Yarn Works Apartments, a three-story 190,000-square-foot brick mill building on 7.4 acres along the Nashua River in Fitchburg, MA.

“Yarn Works is a once-proud historic property now reborn as a modern community asset that not only provides badly needed housing but also direct and indirect economic impacts for the local community,” said Larry Curtis, president and managing partner of WinnDevelopment. “We’re pleased to have been part of this public-private effort to support new housing and economic growth for the City of Fitchburg. Numerous financial resources were combined to support the project: Federal and state Low Income Housing Tax Credits from the Baker-Polito administration; federal and state Historic Tax Credits from the National Park Service and Massachusetts Historical Commission; as well as support from the Affordable Housing Trust, Housing Stabilization Funds, HOME funds, Community-Based Housing, Facilities Consolidation Funds, and City of Fitchburg HOME funds.

In addition, the City of Fitchburg received a $3 million MassWorks award from the Commonwealth to improve infrastructure near Yarn Works, with a special focus on the reconstruction of Main and River streets.

“Yarn Works is meeting an important need for high-quality apartment living in downtown Fitchburg,” said Mayor DiNatale. “There is a reason these units leased up so quickly: It speaks to a growing demand for this style of living, and to a rapidly improving housing market in the city. To date, WinnDevelopment has completed 36 adaptive reuse projects in five states and the District of Columbia, transforming historic properties into more than 3,600 units of mixed-income housing with a collective assessed value of more than $500 million.

Yarn Works is managed by WinnResidential, the property management arm of WinnCompanies, which currently manages Fitchburg Place, as 96-unit community on Pritchard Street in Fitchburg for residents aged 62 or older.

The Architectural Team, of Chelsea, MA. served as architect on the project and Colantonio, Inc., of Holliston, MA, as the general contractor.

The original mill building was constructed in just five months around the start of the 20th century, according to historical reports. It was the home of the Fitchburg Yarn Company, creating cotton yarns as one of 16 textile manufacturers in the city. “All told, Fitchburg makes eight miles of cotton yarn a minute and a mile of cloth every eight minutes,” according to a February 1909 article in the monthly New England Magazine. During the 1960s, the company claimed in advertisements that the mill was the first in the world to produce spun rayon.

Shepley Bulfinch Transforms Houston Office Park into The Awty International School Early Learning Campus

BOSTON – Shepley Bulfinch announced the grand opening of the Early Learning Campus at The Awty International School, the largest international school in the U.S. and the largest private day school in Houston.

The new approximately 75,000 SF campus, specifically designed for Awty’s pre-K through first grade students, is located at 1110 North Post Oak Boulevard, and marks the sixth project that Shepley Bulfinch has completed for the school.

Shepley Bulfinch’s design completely reimagines what was a stale and vacant 30-year-old office park, sited on 5.25 acres, into a dynamic early learning campus. The U-shaped configuration of the existing three buildings created a natural, enclosed “pocket” in which to focus the learning and enrichment facilities for Awty’s 345 children in pre-K (ages three and four), kindergarten, and first grade. Within that pocket, two-thirds of the existing parking lot was covered with synthetic turf for the 20,000 SF outdoor play space, with the remainder left for visitor parking. All but four of the 26 classrooms open to the fenced green space that features outdoor classrooms, flexible learning spaces and a vibrant European-style plaza with benches and pavers. A tree-lined boulevard encircles the complex at the plaza in the “pocket” and provides a celebratory vehicular entry to the new school.

“We are thrilled to welcome our youngest students to this remarkable new early learning campus,” said Head of School Lisa Darling. “While relocating our youngest students to a new campus was a big decision, Awty’s state-of-the-art early learning facility offers exceptional outdoor play and learning areas tailored to the needs of young children. Our continued collaboration with Shepley Bulfinch has produced a beautifully designed campus that will inspire students, faculty, and staff for years to come.”

A key design component was modifying the office building exteriors to feel like an inspirational school environment for young children. All of the existing glass, sign bands and soffit panels were removed, and the buildings were clad with vertical perforated multi-colored translucent resin panels to add color and playfulness to the existing brick façade. The outdoor classrooms use the same resin panels for roofing in a shingled pattern. A wall of vegetation provides an acoustical buffer and visually separates the school from the street. To address vehicular circulation and campus security, Shepley Bulfinch’s design allowed for appropriate carpool stacking to reduce neighborhood traffic and provide controlled campus access with security fencing, check-in points, and separate entries and circulation for carpool drop-off, visitors and faculty.

The most anticipated feature of the new facility is the exciting outdoor play and learning area. Facing the front of the complex and surrounded on three sides by academic buildings, the outdoor play space features contoured multi-colored synthetic turf terrain with a bicycle/tricycle path winding around play structures and under bridges, two playgrounds, an appropriately-sized soccer field, and basketball and play courts. Student gardens and small covered pavilions with wooden decks facilitate outdoor learning. The entire outdoor “garden-scape” space, together with the plaza and curb-less boulevard, can be closed off to host school-wide functions and special events.

The early learning campus includes 26 interactive classrooms, two multi-purpose rooms, art and music rooms, teaching kitchen, library, media room, and dining facilities for students and faculty. The new two-story gymnasium addition features a rock-climbing wall, multipurpose courts for basketball and volleyball, and a performance stage. Classrooms are linked via internal doors through all three buildings. Large glass windows and open spaces allow an abundance of natural light and skylights inside the rooms direct light into the corridors. Tile flooring simulates a wandering path, and millwork trees in the hallways add a playful element.

Shepley Bulfinch’s previous projects for The Awty International School include the lower school complex, an athletic complex with one of the finest soccer fields in the state, a 65,000 SF, three-story classroom and administration building, and a 400-car parking garage and maintenance facility.

Vantage Builders Builds New Tasting Room for Boston Beer Company

WALTHAM, MA– Vantage Builders, Inc., a general contracting and construction firm based in Waltham, MA,  announced that it has completed a renovation project for Boston Beer Company at the brewer’s Jamaica Plain location.

The work included a new tasting room, training rooms, barrel storage space, new offices and a mixed blend laboratory for mixing and tasting beers. The project totaled approximately 8,000 square feet in two buildings, Building H (30 Germania Street) and the Main Building (31 Germania Street).

“We were pleased to work again with Boston Beer Company, one of the region’s most admired and well known companies,” said John Connor, principal, Vantage Builders. “Their team has a tremendous passion for what they do, which is how we approach all of our assignments. Key to the success of this project was the open communication and coordination among all members of the project team.”

The highlight of the project was the creation of the tasting room in Building H, which is used for visitors, tours and private functions. The room features a concrete-top bar, new light fixtures, custom millwork and windows, and an impressive barn-door entrance. Vantage also built a training room with a dedicated bar. The new conference room features IdeaPaint, a whiteboard paint that transforms walls into a dry-erase writing surface that is ideal for idea sharing and brainstorming.

In the Main Building, Vantage renovated the mezzanine area, to add offices and a conference room with IdeaPaint. A new mixed blend lab was created, where the essential work of beer mixing and tasting takes place. The project included significant building systems work at both locations, including HVAC, plumbing, ductwork and fire alarm/fire sprinkler systems.

EMARC opens new center in Wakefield, leases 28,580 SF

WOBURN, MA – EMARC, a nonprofit organization that works to support, serve, and advocate for people with developmental disabilities and their families, is opening a new facility at 30 and 60 Audubon Road in Wakefield, MA.

The new site, expected to open in early October, will consolidate EMARC’s main office in Wakefield and its Life Choices and Employment Services center in Reading.

The organization was incorporated in 1957 with the mission to ensure that people with developmental disabilities are valued, respected and empowered to engage as productive citizens in their communities. EMARC offers day services, adult residential services, employment training, and support programs to more than 1,000 local families annually.

The nonprofit’s new 28,550-square-foot location is operated by Cummings Properties on behalf of the building owner, Cummings Foundation.

“EMARC was in search of a larger facility where it could increase its programming,” said Cummings senior leasing director Rob Yacobian, who worked on the transaction with Mark Mulvey of Cushman & Wakefield. “We were able to provide the space for its residential and day programs, in addition to constructing new amenities.”

These amenities include a gym and fully functioning training kitchen, created by Cummings Properties’ in-house design and construction teams to support EMARC’s new programs and employment training opportunities.

“Everybody is very, very excited about the modern, updated space, especially the training kitchen and gym,” said Maureen O’Brien, EMARC director of community relations. “We love the functional design and the utilization of space.”

The larger classrooms and multiple common areas will enable EMARC to host more programs and trainings, according to O’Brien.

This lease is EMARC’s second with Cummings Properties. Its North Shore Life Choices & Employment Services center is located at the commercial real estate firm’s Cummings Center campus in Beverly.

Cummings Foundation awarded EMARC a $100,000 grant in 2013 through the $100K for 100 program.

“It’s a privilege to have such a longstanding and multifaceted relationship with an organization as well-respected and impactful as EMARC,” said Yacobian.

ULI to Advise Boston on Real Estate Development Opportunities Related to Rail Line Linking North Station and South Station

WASHINGTON–  A group of nationally renowned land use and urban planning experts has been convened by the Urban Land Institute (ULI) to make recommendations to the City of Boston on the opportunities for downtown development that could result from an underground rail line linking North Station and South Station in the city.

The panel, composed of land use professionals representing all aspects of urban design and urban development, is being sponsored by the Massachusetts Competitive Partnership in collaboration with the City of Boston and several communities in the greater Boston region.

The panelists, convened through ULI’s Advisory Services program, will be visiting Boston next week to analyze local market conditions and provide recommendations for the potential of real estate development on several sites, including the U.S Postal Services Fort Point Station, Widett Circle and a possible new Central Station site. Additionally, the panel will examine the potential impacts of creating a unified regional rail service that would serve greater Boston. In drafting its recommendations, the panel will be considering such factors as optimal uses for the sites, the connection to adjacent neighborhoods, and alignment with the city’s goals and vision for future growth.

During the week, the panelists will tour the study area and spend two days meeting and interviewing stakeholders from the public and private sector. After carefully analyzing the sites and completing the interviews, the panelists will then frame their recommendations and draft a presentation that will be made to the public at the conclusion of the visit.

According to Thomas Eitler, senior vice president of ULI’s advisory services program, the strength of the program lies in ULI’s unique ability to draw on the substantial knowledge of its 40,000-plus members, including land developers, engineers, public officials, academics, lenders, architects, planners and urban designers. “The independent views of the panelists bring a fresh perspective to the land use challenge,” Eitler said. “The advisory services program is about offering creative, innovative approaches to community building.”

Nauset Constructing Speculative Office and Retail Building in Cambridge for Urban Spaces

Cambridge, MA– Urban Spaces is well underway with its newest development, 121 First Street, in Kendall Square in Cambridge, MA.

The speculative 62,100 square-foot, mixed-use development is being built by Needham-based Nauset Construction. The building will feature approximately 48,500 SF of Class A office space and 10,000 SF of retail space in one of the nation’s hottest real estate markets. JLL is the exclusive leasing agent for Urban Spaces. A summer 2018 completion is anticipated.

The project is down the street from the long-awaited development of Northpoint, which is now moving forward, and will be the first of a four-parcel, master plan development which will include housing, retail, and office spaces. The project will play a prominent role in creating the pedestrian-friendly, mixed-use neighborhood envisioned for First Street by Urban Spaces and the City of Cambridge.

A vacant two-story windowless warehouse and a surface parking lot were razed to make way for the five-story development, which will be composed of structural steel over a reinforced concrete slab. The facade and exterior will be comprised of a combination of stonework, metal panels, and solar-ban glass. 52 parking spaces will also be built to accommodate employees and retail customers.
