Senate Construction Completes 615,600 SF Distribution Center in Worcester

SHIRLEY, MA—Senate Construction Corporation has completed a 615,600-square-foot distribution center in Worcester, MA. Located at 150 Blackstone River Road, it is one of the largest construction and redevelopment projects in New England.

The development group – 150 Blackstone River Road LLC – was formed in 2013 through the union of Mid-States Packaging Inc., a tenant of the property for more than 30 years, and GFI Partners, a real estate development company.

In collaboration with the Architect, Jim Thornton of Applied Form and Space Architects, Andover, MA, and the owner, Senate performed the Design-Build of the foundation, superstructure, HVAC, fire protection, plumbing, and electrical work.

Spanning less than 18 months, construction of this new pre-engineered Butler Building and the interior tenant buildout, presented some unique challenges. In order to preserve the existing, non-conforming building codes attributed to the previous building, the new structure reused the existing building foundation footprint.   During construction, the signing of a new tenant, G-3, required that the building configuration be changed in order to accommodate the new railroad siding and its delivery platform.

The new building is now home to Imperial Distributors, Inc. who occupy approximately 325,000 SF, as well as G-3, who occupy approximately 200,000 SF, and Midstate who will occupy the balance of the space. The building was designed to attract local, regional and national distribution companies, as well as third-party logistics, light manufacturing, assembly and warehouse companies looking to serve this region and the greater New England area.

The redevelopment project in the Quinsigamond Village area of Worcester will receive a $5.4 million tax break from the city over a 15-year period. The project, which is expected to generate at least 300 jobs and $1.4 million in property tax revenues annually upon completion, consists of 32 acres west of Route 146 and had a blighted 632,000-square-foot building previously.

Transwestern Consulting Group Brokers Two Leases for 122,578 SF in Methuen

BOSTON – Transwestern Consulting Group (TCG) announced that it represented New York Life Real Estate Investors in two lease renewals totaling 122,578 square feet at 14 Aegean Drive in Methuen, MA. TCG Partners John Lashar, John Wilson and James Lipscomb represented building ownership in the leases with Crown Holdings Inc. and Hologic Inc.

Constructed in 2001, 14 Aegean Drive is a 234,000-square-foot, high-bay warehouse building featuring 30-foot clear heights and ESFR sprinklers. The building is fully occupied by four tenants. TCG provides leasing and property management services for the building.

“One of the few modern, high-bay warehouse buildings in the region, 14 Aegean Drive completely satisfies modern shipping and distribution requirements,” said Lipscomb. “New York Life displayed terrific foresight in purchasing this asset several years ago in what’s become a space-constrained industrial market along Interstate 495 North.”

Crown Holdings, a leading supplier of packaging products to consumer marketing companies around the world, renewed its lease for 85,000 square feet and was represented by Mark Reardon and Carl Gersbach of CBRE. Hologic, a leading global healthcare and diagnostics company, renewed its lease for 37,578 square feet and was represented internally.

According to research from Transwestern, the I-495 North submarket had 3.3 million square feet of high-bay warehouse space with 4.3 percent vacancy at the close of third quarter 2017.

Located at 50 Hampshire Street in Cambridge, Mass., Oncorus’s new headquarters features an efficient and flexible workspace that supports the company’s scientific research mission and reflects the company’s branding and culture.

The TRIA design team took a holistic approach to the design of Oncorus’s headquarters. The interior designer and lab designer worked closely to design a cohesive integrated space with a variety of work areas, including labs to support highly specific needs, conference rooms for technical presentations, and collaboration areas for impromptu meetings and social interaction. Special attention was paid to the separation of work spaces and work flows in the company’s specialty lab functions. Work stations along the window line allow natural light to penetrate deep into the space, and conference rooms on the interior feature glass walls to offer transparency. One of the conference rooms features a wall-sized window to the company’s lab, providing a view to the exciting scientific discoveries taking place.

Oncorus’s headquarters also includes a versatile kitchen/break area that can accommodate all-company meetings. Shepley Bulfinch Celebrates Groundbreaking of The LINK PHX

BOSTON – Shepley Bulfinch, a national architecture firm with offices in Boston, Houston and Phoenix, announced the groundbreaking of The LINK PHX, a new high-rise, mixed-use building developed by Chicago-based CA Ventures (CAV) in a joint venture with Diamond Realty Investments, Inc.

Located at Third and Pierce Streets in Phoenix, Ariz., The LINK PHX is a 30-story, 375,000 SF residential and retail building. Its groundbreaking marks the first of a three-phase project in the downtown Roosevelt Row neighborhood of Phoenix.

Shepley Bulfinch is providing planning and architectural design services for The LINK PHX, which will be one of the tallest buildings on the Phoenix skyline when complete in August 2019. The siting of the building uses desert-responsive design that utilizes daylighting and maximizes views that open to the downtown skyline, South Mountain, and North Mountain Preserve. The slender form of the building, which tapers in height, is clad in concrete masonry and metal panels with upgraded glass to reduce heat gain through windows. Local artists are creating outdoor murals on the perforated metal covering around the six garage floors of the building.

“It’s great to work again with Shepley Bulfinch on what will be another market-defining residential community in the southern Arizona market,” said JJ Smith, principal of CA Ventures. “The LINK PHX at Third and Pierce in downtown Phoenix is designed as the first step in creating a retail and residential anchor in the Roosevelt Row Arts District. The urban aesthetic offers a distinctive skyline presence along with elements of street-level engagement and will provide much needed downtown housing while strengthening economic growth in this already vibrant neighborhood.”

The phase one, high-rise tower fortifies the neighborhood’s downtown density with 257 market rate units and 15,000 SF of street-level storefronts. The ground-level lobby greets residents and provides smart lockers for package delivery and a bike sharing program. The next six floors feature a garage with car washing stations and 250 parking spaces. On the eighth-floor, the main lobby offers mountain views from all locations, and includes a fitness center, a demonstration kitchen for visiting chefs, patios and an outdoor dog park. Apartments include a mix of studio, one-bedroom and two-bedroom floor plans, ranging in size from 450 to 1,450 SF. Each unit features floor-to-ceiling windows, in-unit laundry and gas cooking. Half of the units offer balconies. The top floor houses two luxurious, 2,000 SF penthouse units, offering two bedrooms, a den and home office space with plenty of glazed glass, high ceilings and spectacular views. Rooftop building amenities include an outdoor pool and spa, solar canopy shade, outdoor gaming area and indoor sky lounge.

“We designed the building to maximize the incredible mountain and valley landmark views that exist at this height,” stated Joseph Herzog, AIA, principal at Shepley Bulfinch. “The building will also be a landmark for the city skyline, and we are utilizing form and materials that will present a modern, forward-looking vision for downtown Phoenix.”

With three high-rise apartment buildings standing at 30 stories, 25 stories and 19 stories high, The LINK PHX complex will be a significant addition to the Phoenix skyline. Transforming a vacant lot into an active downtown hub, the project will deliver a total of 612 residential rental units, 646 parking spaces and nearly 25,000 SF of retail and mixed-use space on approximately 1.3 acres. The complex is near the University of Phoenix and the popular Roosevelt Row Arts District, a walkable, creative quarter in the urban core of downtown Phoenix.

CAV acquires, develops, redevelops and manages high-quality multifamily properties in targeted markets and university communities. To date, CAV has acquired, developed or is developing approximately $3.7 billion of multifamily assets. Shepley Bulfinch has collaborated with CAV on the design of more than one million SF of luxury residential complexes around the country.

Urban Edge Builders is the general contractor for The LINK PHX project. Austin-based DCI is providing structural engineering services.
