Robots are Starting to Do Showings

vre 80 stillA company called Zenplace in San Francisco is using robots to help its agents conduct showings. When people arrive at the unit, they’re greeted by what amounts to an iPad on a mobile stand that leads them around, but it’s personalized; it’s the agent’s image and voice that people see and hear. Other companies are coming out wirh their own versions of this.

It’s a good question whether this type of automation will take off. As people get used to buying goods at automated stores in which everything is done with your phone or credit card and no employees are around, it’s feasible mobile iPads will do the trick at showings.

Whether you like the idea or not, it’s a trend that’s poised to hit your industry. There are other tech trends you’ll be faced with whether you like them or not. One is a kind of virtual tour that’s more immersive than what you get by just wearing goggles. You get an additional tactile component, because you’re wearing gloves with sensors. Now you feel the door handle when you open the refrigerator as well as see it in multiple dimensions.

Will this be the norm six years from now? Who knows, but now that the genie’s out of the bottle, it’s not likely to get put back in.

REALTOR® Magazine spent a few days at CES in Las Vegas two weeks ago and brought back coverage of all types of tech innovations coming to real estate. CES stands for Consumer Electronics Show and it’s the big showcase each year at which companies try to wow people with what the’re cooking up for us.

You can learn more about CES and also about real estate robots in the latest Voice for Real Estate video. The video also looks at something the U.S. Department of Labor did a few weeks ago that could eventually be important to you because it promises to get the real estate industry one step closer to setting up association health plans (AHPs) for independent contractors.

The agency proposed adding “working owner” to the definition of employer for purposes of setting up AHPs, which would enable sole proprietors and small business owners to ban together for insurance under the large group market, which could make coverage available more cheaply than under the small group market. There remain a lot of hurdles, but this was a crucial step in the right direction.

The video also looks at the three-day federal government shutdown and what could happen to your pipeline of homes sales if there’s another one in a few weeks, which could happen since the short-term budget law expires in early February. If your buyers are applying for FHA-backed financing, they would probably be okay, although processing might take a bit longer. But if they[re buying a new house in a flood area, they might not be able to get flood insurance, and that would mean a delay in  closing.

MassHousing Closes on $17.1 Million in Financing for 102-Unit Housing Community in Lawrence

BOSTON –  MassHousing has closed on a total of $17.1 million in financing to an affiliate of Trinity Financial, Inc., for the creation of a new, 102-unit, affordable housing community in Lawrence.

Trinity Financial will transform the former Van Brodie Mill into new mixed-income housing within a smart growth district off Broadway, near the border of Methuen.

The adaptive reuse project will preserve a historic former mill, while remediating a Brownfields site. Van Brodie Mill is Trinity Financial’s first project in Lawrence.

“Van Brodie Mill will be an important new housing resource for working families in Lawrence,” said MassHousing Acting Executive Director Tom Lyons. “This transformational project will put a former Brownfield back into productive use, while advancing regional economic development, and enabling families to live affordably and prosper in greater Lawrence.”

Constructed in 1919 by the Arlington Mills company, the Van Brodie Mill originally manufactured yarn for wool and flannel. By the 1950s, the Arlington Mills company had closed and the Van Brodie Mill was operated by a company that shifted production to food products, including packaged breakfast cereals and rations for the military.

The new apartments will serve residents with a broad range of incomes. Of the 102 units, 16 will be for very low-income households earning at or below 30 percent of the area median income (AMI), 67 will be for low-income households earning at or below 60 percent of the AMI, and 19 will be dedicated for workforce housing for households earning between 61 and 80 percent of the AMI. The AMI for Lawrence and the surrounding area is $87,600 for a family of four. The completed project will contain eight studio apartments, 25 one-bedroom apartments, 56 two-bedroom apartments and 13 three-bedroom apartments.

MassHousing is supporting the redevelopment of Van Brodie Mill by providing more than $17 million in affordable housing funding, including a $14 million conduit bridge loan, $1.2 million in permanent financing, and $1.9 million in workforce housing funds.

An allocation of state and federal Low-Income Housing Tax Credits from the Massachusetts Department of Housing and Community Development (DHCD) will generate nearly $29 million in equity financing for the project. Federal and state historic tax credits will contribute an additional $8.4 million of equity. DHCD invested $2.3 million of funding through its Housing Stabilization Fund. The project also received $2.3 million through the Affordable Housing Trust Fund (AHTF), which MassHousing manages on behalf of DHCD. TD Bank will provide approximately $35 million of construction financing, as well a $14 million letter of credit. Red Stone Equity Partners is the tax credit syndicator. Architectural Heritage Foundation is the project’s non-profit lender and historic consultant.

“We are thrilled to begin the transformation of the Van Brodie Mill,” said Trinity Financial project manager Dan Drazen. “Thanks to MassHousing’s investment, this project will breathe new life into a historically significant asset while creating much-needed mixed-income housing in the Gateway City of Lawrence.”

The redevelopment of Van Brodie Mill advances the Baker-Polito Administration’s goal of creating up to 1,000 new workforce housing units affordable to middle-income households through MassHousing’s $100 million Workforce Housing Initiative. Since the inception of the initiative in 2016, MassHousing has committed or closed workforce housing financing totaling $49.7 million, to 23 projects, located in 13 cities and towns. To date, the Workforce Housing Initiative has advanced the development of 2,111 housing units across a range of incomes, including 538 workforce housing units.

“This is a very important project that will allow low-income families to have a place they can call home,” said Thomas McColgan, Vice President at TD Bank. “This is one of our many projects with Trinity Financial and we are incredibly pleased to work with such a great set of partners to provide top-quality affordable housing for the residents of Lawrence.”

“Red Stone Equity Partners was pleased to provide over $37 million in tax credit equity to support the Van Brodie Mill redevelopment and partner with Trinity Financial on this important affordable housing development serving families in the Lawrence community,” said Rob Vest, Red Stone Equity Principal and Managing Director of Acquisitions.

Van Brodie Mill will be built on four adjacent land parcels within the city’s 34-acre Arlington Mills Smart Growth Overlay District, containing two interconnected mill buildings with 100 units, a small, former incinerator building with two units, a water pump house, and a parking lot.

The contractor will be Aberthaw Construction. The architect is ICON Architecture and the management agent will be Trinity Management LLC.

MassHousing has financed or administers the subsidy contract for 16 rental communities in Lawrence, for a total of 1,965 housing units and an original loan amount of $103 million. The Agency has also provided $120.5 million in financing to 1,341 Lawrence homebuyers or homeowners.

ULI Experts Identify Future Development Priorities Catalyzed by Proposed North-South Rail Link in Boston

BOSTON– An expert panel of real estate and land use professionals convened in Boston by the Urban Land Institute (ULI) has identified key priorities to guide future real estate development that could be catalyzed by a proposed underground rail line that will link two major transit hubs—North Station and South Station—and unify two currently separate commuter rail systems.

The priorities identified by the panel include:

  • Strengthening links between housing and job centers;
  • Preserving high-value land in the urban core for real estate development;
  • Increasing social equity by building affordable housing at transit nodes and improving rail and mobility access for underserved communities;
  • Developing transit-oriented development area plans for stations along all commuter rail and “T” subway lines; and
  • Incorporating climate resilience into future investments given Boston’s proximity to the coast and threats from sea-level rise.

The panel, convened through ULI’s advisory services program, was comprised of nationally known land use professionals representing all aspects of urban development and design.

Panelists emphasized that while Boston’s recent unprecedented job growth has unleashed a boom in commercial development, the region’s housing supply has not kept pace, creating an affordability crisis and enclaves of extreme wealth and poverty. The proposed North-South Rail Link that will lead to a unified and expanded commuter rail system for Greater Boston has the potential to meet current and future housing demand, address income inequality, and foster economic competitiveness of the region, panel members said.

“Boston’s commuter rail and transit system is a unique asset that offers the region a strategic advantage over other metropolitan areas, both nationally and globally,” said ULI leader and panel chairman Marilee Utter, president of Citiventure Associates LLC in Denver. “Yet, the region’s ability to maintain its quality of life and compete globally is seriously at risk if it does not take a comprehensive approach to a unified rail system that leverages the tools of real estate development, public/private partnerships, and transit-oriented development to achieve these goals.”

The panel, which visited Boston in October 2017, was sponsored by the Massachusetts Competitive Partnership in collaboration with the City of Boston and several communities in the greater Boston region. The group analyzed local market conditions and the implications for real estate on several sites that would be transformed by the proposed North-South Rail Link, including the U.S. Postal Services Fort Point Station, Widett Circle, and a proposed expansion of South Station.

In drafting its recommendations, the panel considered such factors as optimal use for these sites, connections to adjacent neighborhoods and nearby “edge” cities and towns, and alignment with Boston’s goals and vision for future growth. During its week-long engagement, panelists toured the sites and spent two full days interviewing dozens of stakeholders from the public and private sector.

In addition to Utter, panelists included: Rick Krochalis, commissioner, Seattle Design Commission, Seattle; Robert Ravelli, director, Contemporary Solutions, London; Michael Reynolds, principal, The Concord Group, Newport Beach, California; Stan Wall, partner, HR&A Advisors, Washington, D.C.; Theresa Ward, deputy county executive/commissioner, Suffolk County Department of Economic Development and Planning, Hauppauge, New York; Mary Campbell, associate vice chancellor for real estate, Washington University, St. Louis, Missouri; and Stephen Whitehouse, partner at Starr Whitehouse Landscape Architects and Planners, New York City.

For more than 70 years, the ULI advisory services program has assembled experts in the fields of real estate and urban development to participate on panels worldwide, offering recommendations for complex planning and development projects, programs and policies. Panels have developed more than 700 studies for a broad range of land uses ranging from waterfront properties to inner-city retail.

According to Thomas Eitler, senior vice president of ULI’s advisory services program, the strength of the program lies in ULI’s unique ability to draw on the substantial knowledge of its 40,000-plus members, including land developers, engineers, public officials, academics, lenders, architects, planners and urban designers. “The independent views of the panelists bring a fresh perspective to the land use challenge,” Eitler said. “The advisory services program is about offering creative, innovative approaches to community building.”

JLL’s Capital Markets group recently announced the firm completed the sale of 1 Technology Drive in Peabody, MA, on behalf of New Jersey-based Normandy Real Estate Partners. A partnership between AEW and Griffith Properties purchased the 186,591-square-foot distribution center and freezer facility for $21.7 million.

JLL Managing Director Frank Petz and Vice President George Gregory led the JLL team on the sale.

“1 Tech Drive marked an exciting and rare opportunity to invest in outer urban logistics product in the Boston area,” said Marci Loeber of Griffith Properties. “Griffith is pleased to further our relationship with AEW by partnering on the 1 Tech Drive investment.”

Petz said: “Urban logistics properties such as 1 Tech Drive, with its cold storage infrastructure and extensive outdoor storage, have become highly coveted assets for investors looking to capitalize on ecommerce-driven shifts in consumer behavior. This deal speaks to the high desirability of logistics property in Greater Boston, as there was broad interest in the asset, on a national and global scale.”

The building is in Centennial Park in Peabody, which has access to Route 128 and Route 1, giving tenants direct highway access, especially to Logan Airport. Boston’s overall Class A warehouse market has become incredibly tight, as evidenced by an unprecedented vacancy rate below 5%. Tenant options become even more limited in the submarket north of Boston, where the Class A vacancy rate is below 2.5%.
