MassEcon, Gov. Baker Welcome 17 New Companies to Massachusetts

CAMBRIDGE, MA– MassEcon and Gov. Charlie Baker on Tuesday welcomed 17 companies new to Massachusetts at its Tenth Annual Corporate Welcome Reception at Sanofi Genzyme’s headquarters in Cambridge, including two new companies’ global headquarters, two United States headquarters, and one headquarters for North America.

The 10th annual Corporate Welcome event took place as MassEcon celebrates its 25th year of working with public partners to promote Massachusetts as an outstanding place to locate, start or expand a business.

The Tuesday evening event brought together more than 125 private sector leaders and senior state officials, including Governor Baker, to welcome companies that have recently established their first locations in the state.

Governor Baker asserted that, “it’s the people,” that makes Massachusetts a magnet for companies’ growth. “As somebody who grew up in Massachusetts,” Baker said, “I am always amazed by the variety of interests, the depth of people’s community commitments, and the enthusiasm and passion they bring to whatever particular objective they are pursuing.”

The companies recognized yesterday, where they originated, and where they located in Massachusetts since Jan. 1, 2017, are:

Noting the 25th anniversary of MassEcon in 2018, MassEcon Executive Director Susan Houston said, “Over the past 10 years, we’ve welcomed nearly 150 new companies to Massachusetts, and the 17 we are recognizing today are terrific additions to the Commonwealth’s economic landscape. We look forward to supporting their growth.”

Houston highlighted both Sanofi Genzyme, which was founded in 1981 in Massachusetts and now with 5,000 employees is the largest biopharma company in the Commonwealth, and Kronos, which was founded in 1977 by an alumnus of the Massachusetts Institute of Technology and is a technology leader in cloud-based human relations solutions, with 1,500 employees at its Lowell headquarters and 5,300 employees worldwide.

Bill Sibold, Executive Vice President and Head of Sanofi Genzyme, which has hosted the MassEcon Corporate Welcome for seven years, delivered welcoming remarks. “We believe Massachusetts is the best place to start, grow, and develop a company,” he said.

Stephen Flavin, Chairman of MassEcon and Vice President for Academic and Corporate Engagement at Worcester Polytechnic Institute, introduced Baker, noting that Massachusetts was the first location in the United States for four of the companies being welcomed. Collectively, the 17 companies absorbed 153,000 square feet of commercial space across the state.

In 2009, the first year of the Corporate Welcome, MassEcon honored six new companies to the state. Baker, whom Houston referred to as “the chief ambassador,” has joined MassEcon in recognizing the new companies each year while in office.

“Massachusetts continues to succeed in attracting new jobs, development and investment from around the world and we are excited for the role these new companies will play in our economy and communities in the years to come,” said Baker. “There’s no better state in which to write the next chapter in whatever your story is going to be.”

HFF announces sale of Naugatuck Valley Shopping Center in Waterbury, Connecticut

BOSTON Holliday Fenoglio Fowler, L.P. (HFF) announced the sale of Naugatuck Valley Shopping Center, a 382,864-square-foot, grocery-anchored shopping center in Waterbury, Connecticut.

The HFF team marketed the property on behalf of the seller, and procured the buyer, Premium Property LLC and BH Premium Quality Waterbury LLC.

Naugatuck Valley Shopping Center is 77.1 percent leased and is anchored by the region’s highest grossing Walmart as well as a full service Stop & Shop.  The 50.5-acre site offers 2,155 parking spaces and features additional tenants such as Panera Bread, Bob’s Stores and Wendy’s.

Located at 950 Wolcott Street, the center is within close proximity of Interstates 84 and 95, the primary routes between Boston, Hartford and New York City.  The center benefits from a trade area comprising 100,000 residents within three miles of the center and 368,000 residents earning an average household income of $87,400 within 10 miles of the center.

The HFF investment advisory team representing the seller included senior managing director Jim Koury.

“As with many retail centers today, Naugatuck is going through a transitionary phase, which presents an exciting opportunity for the next owners to reposition the center by re-merchandising the tenancy to reflect the new wave of concepts in retailing,” according to Koury.

John Hancock to move back to the Back Bay

BOSTON– Insurance giant John Hancock will relocate more than 1,000 employees from its headquarters in Boston’s Seaport District to two properties it owns in the Back Bay, including the longtime Hancock building on Berkeley Street, Boston Globe reported.

“The move represents an unusual development for the booming Seaport District, which has been gaining, not losing, big employers,” said Boston Globe. “When Hancock moved its headquarters to the Seaport in 2005, it was one of the first major companies to set down stakes in the neighborhood, which was at the time mostly a sea of parking lots.”

According to the Boston Globe, Hancock also maintained a presence in the Back Bay, where it has about 2,200 employees, though it is no longer affiliated with the city’s tallest building, the glass skyscraper that bore the insurer’s name for decades.

Marianne Harrison, the first female chief executive in the company’s 156-year history, has no plans to maintain the low profile of her predecessors, reported Boston Globe.

“In a memo to employees on Tuesday, Hancock’s chief executive, Marianne Harrison, said bringing all of the company’s Boston employees together at one location in the Back Bay would improve the corporate culture and customer service,” Boston Globe said.

KeyPoint Partners To Lease New Development Merrimack Park Place in Merrimack, NH

BURLINGTON, MA- KeyPoint Partners, LLC (KPP) has been retained to handle retail leasing for Merrimack Park Place, a new development in Merrimack, New Hampshire at the entrance to the Merrimack Premium Outlets.

White Birch Moves to Nashua

Boston – CBRE/New England announced that a lease totaling 10,800 SF of office/flex space was executed with White Birch Brewing—a craft brewing company—at 460 Amherst Street in Nashua, New Hampshire.

White Birch Brewing started out in Hooksett, New Hampshire in 2009, offering its own craft brews. Their relocation will allow for a larger production facility and tasting/visitor center for tours and tasting events. The space is currently in the fit-up stage and should be open for business in April.

OBP Partners buys 185-unit suburban multi-family portfolio

BOSTON – Colliers International’s Multi-Family Investment Sales team announced the $45.2 million sale of a two-community, 185-unit suburban apartment portfolio.

True North Capital Partners’ portfolio, comprised of Wakefield Vista Apartments at 105-109 Hopkins Street, Wakefield, and Dover Heights Apartments at 117 Central Street, Acton, was purchased by OBP Partners.

Convenient access via the major thoroughfares of each town, close proximity to the Wakefield and South Acton MBTA commuter rail stations, and strong occupancy elevated the overall allure of the portfolio.

“We have seen tremendous investor appetite for commuter rail-centric, suburban apartment product,” noted senior vice president Christopher Sower. “As Boston rents continue pushing to unprecedented levels, tenants seem to be growing more comfortable within suburban surroundings so long as they remain connected to the City via train.”

The Colliers Multi-Family Investment Sales team on the assignment included Chris Sower, Bruce Lusa, Jonathan Bryant, John Flaherty and Maggie Collins.

Colliers Expands Boston Office Leadership, Hires Curtis Cole, Chris Cuddy and Peter Conlin

BOSTON– Colliers International Boston announced that three senior brokers have joined the firm including Curtis Cole as executive vice president, Chris Cuddy as executive vice president and Peter Conlin as senior vice president.

“As Colliers continues to grow market share, we are also committed to growing our Boston office and continuing to bring in the city’s top talent to drive the future of our firm,” said Tom Hynes, co-chairman and chief executive officer of Colliers Boston. “Curtis, Chris and Peter bring extensive experience, market insight and transaction skills that will enhance our urban brokerage team’s work in Cambridge and Boston.”

Curtis Cole

Cole joins Colliers from CBRE/New England, where he was a senior vice president/partner, and will be a leader on the urban brokerage team with a focus on Cambridge. He has over 28 years of experience specializing in lab and office transactions, with a client list including Brammer Bio, Charles River Analytics and Eli Lilly, to name a few.

Chris Cuddy

Cole received his bachelor’s degree from Union College and is actively involved in MassBio’s Economic Advisory Committee, the Cambridge Chamber of Commerce and the Greater Boston Real Estate Board.

Cuddy is also a veteran leader coming from CBRE/New England, where he was an executive vice president/partner. He joins Colliers’ urban brokerage team to focus on downtown Boston, where he will utilize strong relationships and ample experience advising tenants and landlords including firms like Brown Rudnick and DivcoWest, among others.

Peter Conlin

He received his bachelor’s degree from Pace University, is actively involved in the Commercial Brokers Association and sits on the New England Aquarium’s board of overseers.

Conlin comes from Cushman & Wakefield, where he was a managing director, and joins Cuddy as a producer on Colliers’ downtown Boston urban brokerage team. Conlin has extensive industry expertise in the downtown Boston office market and holds strong landlord and tenant relationships with such firms as Whale Rock Capital and Kahn, Litwin, Renza & Co., Ltd.

He received his bachelor’s degree from Skidmore College, and is also a member of the Commercial Brokers Association.
