Boston— Newmark Knight Frank (NKF) announced that the firm recently completed a 53,912-square-foot lease to Salsify, Inc. at 101 Federal Street in Boston on behalf of the owner, 75-101 Fed Owner, L.L.C (“Ownership”).
Salsify, Inc. is relocating to 101 Federal Street from 3 Center Plaza, where the firm currently leases 30,000 square feet.

Report: Buildings With Better Internet Connectivity Have Higher Rental Rates
With the rapid adoption of cloud storage, SaaS products, and hot desking, it’s become more apparent that quality internet connectivity is key to enabling the modern office worker, according to new report by CoStar Portfolio Strategy.
“Because of this, the modern tenant has a far more complex list of requirements when seeking out office space than ever before,” CoStar said.
The CoStar report has found there are multiple factors beyond location that now determine an office building’s rental value. Internet connectivity is one.
- Buildings with Wired Certification receive higher rent than peer buildings – up to $7.50/ SF in extra rent compared to non-Wired Certified properties.
- As a means of competing for top talent, technology, advertising,
media, and information (TAMI) tenants are more highly concentrated in buildings with Wired Certification.
- Owners should think about improving internet connectivity as a way of raising rental revenue, particularly in Class B buildings.
“Owners should think about improving internet connectivity as a way of raising rental revenue, particularly in Class B buildings. In the study, we found that Wired Certified Class B properties (awarded 3 out of a possible 5 Stars on CoStar’s Building Rating System) generated up to $7.50/ SF in extra rent compared to non-Wired Certified properties, controlling for closeness to subway and building rating,” the report said.

Real Estate Innovation Lab Releases Research on Accelerator Programs
CAMBRIDGE, MA–New research from Dr. Bokhari, Dr. Chegut, Professor Frenchman and Dr. Tausendschoen asks can we actually help startup firms grow with real estate?
In a new study from the MIT Center for Real Estate’s Real Estate Innovation Lab, the team studied whether accelerator programs and their unique combinations of physical space, mentorship, capital injections and market timing has an impact on the cumulative funding of startup firms.
It turns out, these interventions when thought out carefully can lead to up to 7 percent, on average, more funding over the lifetime of the firm.
“The development of the study helped us learn about the role of real estate and the impact of space on firms,” said Dr. Chegut, but she also pointed out how much real estate can provide for firms to get to the next level.
The results show that accelerator programs really help firms when they; get physical and give firms a space to work; remember that programming matters, like keeping class sizes smaller, giving the firms as long a program as possible, keeping the equity stake reasonable, giving as much cash as possible, celebrating the firm with a demo day; and work with firms to get as much pre-funding as possible.
Professor Frenchman added that “What was striking was that standard across all these programs was mentorship, but accelerator programs have on average more experienced investors behind them and this is so important because its about people helping people.”
Combined these thoughtful differences in workspace and program help firms to develop new products, processes and technologies and most importantly to GROW.

With 6.9 Percent Vacancy, Boston’s Hot Office Market Continues Strong, to See Brand New One Million Square Feet of Occupied Space Delivery in 2018
BOSTON—Boston’s hot office market continues strong and will see about one million square feet of brand new occupied office space in 2018. The vacancy in the Boston office market at the end of the first quarter this year stood at 6.8 percent, down from 7.9 percent at the first quarter of 2017, according to a report from Boston brokerage firm Cushman & Wakefield.
The overall office vacancy rate in Greater Boston at the first of first quarter this year was 9.9%, down from 10.1% a year ago, according to the report. Of all the sub-markets, Cambridge was the tightest, at 2.1% vacancy at the end of the first quarter this year, down from 2.6% a year ago.
“Cambridge is the hottest market,” said Cushman & Wakefield Research Director Ashley Lane. “In 2018, the office market of Boston proper will see a brand new occupied space of one million square feet.”
Here are the other highlights from Cushman & Wakefield’s report for the first quarter 2018:
- The region posted its strongest first quarter since 2006.
- The average age of a downtown class A building is 35 years old.
- In Boston, a string of large deals continued a trend started 18 months ago. WeWork took 100,000 SF formerly occupied by Digitas at 33 Arch Street; DraftKings took 100,000 SF at 500 Boylston Street and e-commerce software developer, Salsify, committed to 55,000 SF at 101 Federal Street. Cengage leased 117,000 SF at the under-construction Pier 4 in the Seaport while Rapid7 took 147,000 SF at Boston Properties’ new development, The Hub, at North Station.
- The Cambridge story of high rents and limited availability has been the same for over a decade – and the first quarter of 2018 was no exception. Office vacancy now stands at 2.1%, while there is only 86,000 SF of vacant lab space in a 10.0 MSF market – a rate of just 0.9%
- In the suburbs, life science deals are still grabbing headlines. Homology Medicines took 67,000 SF at 1 Patriots Park in Bedford; Kala Pharmaceuticals leased 66,000 SF at Linx in Watertown; Concert Pharmaceuticals took 55,000 SF in Lexington; and Visterra will relocate from One Kendall Square in Cambridge to 275 Second Avenue in Waltham.
- At 379,145 SF YTD, Boston experienced its strongest first quarter in 12 years.
- In the lab sector in Cambridge, overall vacancy stands at a mere 0.9%, while overall absorption for the office and lab sectors totaled just over 200,000 SF in the first quarter.
- 2017 was an exceptional year for life science leasing activity in the suburbs – and the streak continued thorough the first quarter of 2018. As conditions in Cambridge grow increasingly prohibitive, many life science firms are seeking rent relief in the inner suburbs and along 128 Central.
